Introduction

At Realcom, our core business is Development and Project Management.

In simple terms we typically undertake consultancy works for ‘property owners’ as their appointed Development and/or Project Manager. We work in conjunction with our Client and their representatives with the primary aim to add value, assess risk, find opportunies, ensure statutory approvals are obtained to the benefit to our Client and to protect their interests through the approval process and under construction contracts. We act completely on our Client’s behalf as their representative and as required throughout the project to ensure they can maintain their focus on their ‘core business’ during this period.

Typically, Realcom takes responsibility for every aspect of the project from design oversight, approvals, budget management, programming, construction and commissioning with the utmost discretion.

Our services are always tailored and measured to suit the needs of our Client depending on what involvement they want to have in the project, their internal resources, the current status of the development project and their budget.

Our business is built on strong honest relationships, resulting in repeat clientele over many years and multiple projects.

With over 50 years of combined experience, we can add value by bringing to the project our independent local knowledge, industry contacts, a detailed understanding of the risks associated with development works, including, obtaining approvals, leasing, project team coordination and contract/agreement formulation and negotiation – This is our core business. Reg and Brad are the sole directors of Realcom and maintain ‘a hands-on approach’ on all projects at all times.

Development Management

Development Management is a highly specialised skill set and service that Realcom offers from project inception and throughout the duration of project. It involves the initial project planning, including potentially the site acquisition, business case development, feasibility studies and overall programme. It also involves direct client and key stakeholder engagement and the drive to push the project forward through the planning, engineering and environmental approval system. Realcom has extensive experience, bound with honest and transparent leadership. These key attributes are essential throughout a project lifecycle.

Not all projects will be feasible. It is hallmark of the Realcom team to ask the hard questions and make the tough recommendations/decisions, as opposed to progressing a project with “blind faith”.

Project Management

Project Management is the delivery side of the project, an expertise and system that Realcom has refined, ensuring an efficient allocation of resources, time and money. It involves finalising and detailing the programme, documenting the brief, letting consultant tenders, forming the Project Control Group, overseeing design, obtaining approvals, drafting the contract, tendering the works and then overseeing construction.

Based on years of experience, understanding the pitfalls, providing task planning to overcome hurdles and leadership, are Realcom’s key project management attributes. Together with knowing the right people and when to stop and ask the hard questions is the Realcom difference.

Superintendent

The Project Superintendent is a critical responsibility in delivering a project during and post the appointment of a Contractor. The Superintendent role is typically a sub task to the Project Management role built on the foundation of being independent of the design team.

In specific situations however, Realcom can also act as an independent Superintendent, with the primary aim to assist clients as a trusted and honest organisation between the Principal and the Contractor during construction of the works. The role remains independent of the design team and hence can scrutinise the documentation prior to and during construction. It involves the oversight and administration of a build contract including responsibility for monitoring and ensuring timely delivery, assessing and certifying progress claims and variations, compliance with the contract and resolving off disputes before they turn into issues.

Being fair, reasonable and transparent in decision making is key to the role. With a detailed understanding of various forms of contract, the technical requirements of each trade/consultant and the ability articulate clear instructions is why Realcom delivers effective and efficient built outcomes.

Enterprise Project Management

Enterprise Project Management is a specialist service that Realcom offers by working within organisations to manage significant transformation, project planning and organisational change. It recognises internal staff have a day job and involves supporting businesses to successfully deliver capital works and complex infrastructure programmes. Primarily focused on defining requirements, directing internal stakeholders, management of expenditure and detailed planning for ‘go-live’, including IT and operational readiness.

The aim behind this role is enabling the client’s business to continue with minimal disruption during periods of change be it new capital, renewal or acquisition works. Realcom works virtually in-house during this period as a trusted partner ensuring day to day operations are supported whilst preparing staff for the new opportunity.

Tenancy Coordination

Tenancy Coordination is a unique service Realcom offers either independently or on the back of the Project Management role regarding retail and commercial developments. It involves the oversight of the fitout works to be undertaken by each Lessee on behalf of the Lessor, including design reviews/approvals, coordination of base-build servicing works (CAT 1 works), ensuring compliance with the fitout guide, monitoring fitout construction and certifying completion in accordance with the Lessor approved design.

Understanding the Lessee’s business and the market expectations is key, whilst ensuring the quality of the Lessor’s asset is maintained. Realcom is highly skilled at managing the relationship with each Lessee, getting the best outcome for the all stakeholders and directing each party to deliver and open on time.
